Celsios is a platform (a marketplace) that helps companies and owners to implement decarbonization measures in their buildings. Instead of just collecting and reporting ESG data, the aim is to propose specific measures (e.g. PV systems, heat pumps, etc.), find suitable service providers and provide digital support for the implementation process (project management).

The basic model is based on commissions from the service providers. As soon as a customer (property owner or manager) books a service via Celsios and actually concludes a contract, Celsios receives a commission from the provider. The creation of buildings and use of the platform is otherwise free of charge for the end customer (no ongoing SaaS fees).

Important key data on the building (e.g. location, year of construction, area size, type of use, any existing ESG/CRREM values, equipment features) are typical. There is a dynamic questionnaire in which basic information about the building (e.g. existing metering systems, heating technology, etc.) is entered. Energy consumption data itself is not mandatory, but CRREM-relevant information (e.g. emission values) is helpful.

Celsios uses CRREM data (if available) to determine the current CO₂ reduction path and possible savings potential. The platform can then prioritize the buildings in terms of measures. Complete consumption data does not necessarily have to be uploaded, but the CRREM values or ESG key figures make it easier to assign services precisely and estimate the effects.

As soon as a customer registers their building on the platform, Celsios automatically suggests suitable services and service providers. The provider can be contacted ("booked") directly via Celsios. The actual contract is concluded as usual between the customer and service provider. The platform documents all steps (inquiry, offer, implementation) and supports project management (status tracking, schedule overview). Once the contract has been concluded, Celsios invoices the service provider for its commission.

There are already initial partners in the areas of PV, energy consulting, heat pumps, smart metering, ESG consulting, contracting, etc. The aim is to cover a wide range of services and providers. The range is growing gradually - customers can suggest service providers that they would like to see on the platform.

All data that the customer uploads to the platform (e.g. building information, CRREM values, documents) still belongs to the customer. However, Celsios sometimes requires building information so that service providers can prepare offers. Data access is limited to what is necessary and is GDPR-compliant.

Currently, Celsios is primarily optimized for typical building types (residential, office, logistics, retail) and is based on CRREM usage categories. Implementation is more complex for special properties, industrial or production buildings, as there are no standardized CO₂ reduction paths. However, these assets can still be integrated in individual cases. Here, Celsios recommends first creating properties and checking together which services are suitable.

For companies with very large or special portfolios (e.g. corporate real estate with an industrial component), Celsios initially recommends a joint pilot project (small part of the portfolio, but at least 50 properties). Celsios can take care of this). This allows both sides to check whether data formats, reporting requirements and processes fit. Only then is a roll-out to the entire portfolio recommended. In the long term, the platform should also be adaptable for complex structures.
